Economic Laws Practice Acts on Birla Estates’ Redevelopment Project in Navi Mumbai: The real estate landscape in Navi Mumbai is set for a major transformation. In a move that highlights the booming trend of urban renewal, prominent developer Birla Estates has teamed up with an affiliate of the Priyanka Group to undertake a massive housing society redevelopment project. At the heart of this venture is the Shiv-Sai Co-operative Housing Society Limited, located in the prime neighbourhood of Vashi.

The ambitious project spans a generous 3.06-acre land parcel and involves a total of 486 existing premises. With modern urban living in high demand, industry analysts estimate the venture holds a staggering total revenue potential of approximately ₹2,600 crores, making it one of the most significant real estate undertakings in the region.

Navigating a transaction of this scale requires meticulous legal oversight, given the intricate web of co-operative housing laws, tenant consents, and joint venture complexities. This crucial responsibility fell to Economic Laws Practice (ELP), which acted as the legal advisor for Birla Estates. The firm guided the developer through every stage of the process, expertly handling the structuring, drafting, negotiation, finalization, and execution of all definitive agreements.

A transaction of this magnitude demands a specialised multidisciplinary team. ELP‘s core deal execution was spearheaded by Partner Anshuman Jagtap, Associate Partner Preksha Kanungo, and Senior Associate Akshaan Kanuga. Meanwhile, ensuring that the land titles were completely clear and free of legal vulnerabilities was the title due diligence team, comprising Principal Associate Rajendra Bothre and Associate Salon Stephen Lopez.
